Truck and trailer parking is in steady demand around Houston's freeways and port. Whether a specific tract can be used this way depends on a handful of factors you can check early, before spending on engineering.
Use restrictions
Recorded deed restrictions frequently prohibit commercial vehicle parking or outdoor storage. Municipal ordinances may also regulate commercial vehicle parking, screening and lighting. Review both.
Access and circulation
Tractor-trailers need wide driveways, adequate turning radii and room to queue off the road. Driveway permits may be required from the city, the county or TxDOT depending on which agency controls the road.
Surface, drainage and stormwater
- Gravel and paving typically count as impervious cover and may trigger detention requirements
- Construction that disturbs one acre or more generally requires coverage under TCEQ's construction stormwater general permit
- Floodplain development usually requires a floodplain permit from the local floodplain administrator
Operations
Fencing, gates, lighting, security cameras and an office or guard shack are common features. Each may carry its own permit or code requirement.
