Privacy Policy

This policy explains how Parcel Neighbor LLC (“we,” “us”) collects, uses and shares information through parcelneighbor.com (the “Site”), and the choices you have.

Information we collect

• Information you give us:
  • your name, email, phone and company;
  • messages and intended use;
  • details of property you want to sell or list;
  • photos and documents you upload;
  • for lister accounts, your login details and license or brokerage information.
  We never see your password in readable form.
• Information collected automatically:
  • pages you visit and the site that referred you;
  • device, browser and screen size;
  • your IP address and the approximate location derived from it (city, county, state, ZIP).
  We use this to secure the Site, prevent abuse and rate-limit forms, and to understand interest in our listings. This includes a notification to our team that summarizes each new visit. To find the county, approximate coordinates derived from your IP address are sent to the Federal Communications Commission’s public census-area lookup.
• Cookies and similar technologies: we use a few essential cookies, for sign-in, your visit session and remembering layout preferences. We also use Google Analytics, which sets cookies to measure how the Site is used.
  • You can block cookies in your browser settings.
  • You can opt out of Google Analytics with Google’s add-on at tools.google.com/dlpage/gaoptout.
• Information stored only on your device: saved and compared properties are kept in your browser’s local storage and are not sent to us.
• Public records: to verify that a listed property can be marketed, we may compare what you submit with public county appraisal and property records.

How we use information

• To respond to inquiries, share property information and arrange calls.
• To evaluate land you offer to sell us.
• To review, publish and manage listings and lister accounts, and to process payments when paid plans are offered.
• To operate, secure, analyze and improve the Site, and to detect fraud and abuse.
• To send messages you asked for, such as listing alerts, and, where permitted, information about properties.
• To comply with law and enforce our Terms of Use.

Text messages

If you agree to be contacted by text, we will text you only about your request or the property you asked about. Message frequency varies, and message and data rates may apply. Reply STOP to opt out or HELP for help. Consent to texts is not a condition of any purchase.

We do not share mobile numbers or text-messaging consent with third parties or affiliates for their marketing purposes.

How we share information

• Service providers that process information for us under contract. They include:
  • Vercel (hosting);
  • Supabase (database and file storage);
  • Google (analytics);
  • ntfy (activity notifications to our team);
  • Anthropic (the Land Copilot assistant, which receives the questions you type into it);
  • when enabled, Stripe (payments), Resend (email delivery) and a customer-relationship-management (CRM) tool.
• Listers: if you inquire about a Third-Party Listing, we may share your inquiry and contact details with that owner or broker so they can respond.
• Public listing content: the listing details and photos a lister publishes are visible to everyone. Private documents you upload, such as deeds or tax statements, are not published.
• Legal and business transfers: we may share information when required by law, to protect rights and safety, or as part of a merger, sale or reorganization of our business.

We do not sell personal information, and we do not use it for targeted advertising. If that changes, we will update this policy first and give you a way to opt out.

Your rights and choices

You can ask us to:

• confirm whether we process your personal information;
• give you a copy of it;
• correct it;
• delete it.

Send your request through our contact form. We will respond within 45 days, and you may appeal a decision by replying to our response. Lister accounts can update their profile in the portal at any time.

You can unsubscribe from emails using the link in any message. Texas residents and residents of other states may have additional rights under their state’s privacy law, and we will honor them where they apply.

Retention

We keep inquiries, property submissions, listings and uploaded files for as long as we need them to respond, evaluate and market property, and to keep business and tax records. We then delete or de-identify them. Visit notifications are kept by our notification provider for about 12 hours. If you ask us to delete your information, we will do so unless we must keep it by law. Payment card details are handled by Stripe and never stored on our servers.

Security

We use encryption in transit, access controls and private storage for owner documents. No method of transmission or storage is completely secure, so please do not send information you consider highly sensitive, such as Social Security or bank account numbers, through the Site.

Children

The Site is intended for adults and is not directed to children under 13. We do not knowingly collect their information. If you believe a child has given us information, contact us and we will delete it.

Changes

We may update this policy. The date at the top shows the current version, and for material changes we will also notify account holders by email or in the portal.
