Company

Parcel Neighbor LLC is a Texas limited liability company. It buys and sells land for its own account and operates this website, where owners and licensed brokers can also advertise land.

When we are the seller

Unless a listing identifies another owner or broker, Parcel Neighbor LLC or an affiliate owns the property, or holds a contract or option to buy it, and is acting as a principal for its own benefit.

If we market a property in which we hold only an equitable interest, such as a purchase contract or an option, rather than legal title, we will tell prospective buyers in writing before they sign a contract, as Texas law requires (Texas Occupations Code § 1101.0045).

Brokerage

Parcel Neighbor LLC is not a licensed real estate broker and does not act as anyone’s agent. We do not represent buyers or sellers, negotiate on behalf of others, or receive commissions or referral fees on listings we do not own. Listing a property on this site does not create a brokerage relationship.

Brokers and agents who advertise on this site are responsible for their own compliance with TREC rules. Those rules include broker identification in advertising and providing the Information About Brokerage Services and Consumer Protection Notice.

Statutory notices

Many properties in the Houston area are inside a municipal utility district (MUD) or other special district, are subject to recorded easements (including pipeline easements), or are near tidal waters. The seller will give buyers the notices that Texas law requires for a specific property, such as the utility-district notice under Texas Water Code § 49.452, with the purchase contract.
